Our Pasadena home went on the market after we moved out. Because of the long distance, Cynthia and Lauren acted as our representatives in the preparation and sale of our home. This process included developing a general marketing strategy, contracting with consultants and handymen, selecting the staging contractor, and approving the type and style of staged furnishings. In addition, they selected a professional photographer to document the property and coordinated their activities with us in real time. Cynthia and Lauren held a special showing of the home for real estate professionals the week prior to listing. The following week, our home went on the market. Within 2 weeks, we received six offers from pre-screened and qualified buyers. The lowest offer was for asking price. Five offers were above the asking price. Cynthia and Lauren provided guidance on the subsequent negotiations, and our home sold 3 weeks after coming on the market for a price almost 20% above the original asking price. Our home had character, old-world charm, and many quality improvements. However, we believe the primary reason for the outstanding outcome was the work and advice of Cynthia and Lauren. Within a week we had staged our house for prospective agents and buyers. Rooms were decluttered and a professional cleaning crew had spent 2 full days in prep. A professional painter had done whatever touch up was necessary and a plumber had been in to replace some decrepit bathroom fixtures and to repipe some drains. Next up was the photographer who took some wonderful photos to show off our 1922 bungalow. Finally, we talked about pricing. We knew that there was some substantial deferred maintenance but we listed the house "as is" at a price that recognized the existence of those shortfalls. Both my wife and I were very happy with the final decisions for marketing and we looked forward to our first open house. We had a 2-hour open house on a Sunday afternoon from 2 to 4 pm. Cars were lined up on our street 45 minutes before 2 pm. In the course of the 2-hour open house the Luczyskis gave out over 70 full color brochures to the attendees. They estimated that over 110 people toured through our home. Within the first 2 days after the open house, we had 2 offers at or above asking price. By Friday we were in escrow with the high bidder. There were a number of points that were negotiated in the 30-day escrow and we did have to spend some money to mitigate some issues but the house sold slightly above asking price and the overage covered the money we spent to clear contingencies. For the expertise, for the handholding, for the tough love when we didn't want to do certain things and for the success of the sale I can't thank Cynthia and Lauren Luczyski enough. Had we sold for cash to a "we buy your house" firm we would have left 4 times the actual commission expense on the table. I can't recommend Cynthia and Lauren highly enough!
